Wherever possible we source authentic materials – including Bath stone from local quarries, reclaimed timber, handmade bricks and traditional lime mortars to ensure all our building work maintains a listed or heritage building’s historic integrity.

REJUVENATING HISTORIC BUILDINGS

Carrying out building work on buildings that are “national treasures” is a responsibility we don’t take lightly. Depending on the scope of the work Listed Building Consent (LBC) is required from the local planning authority over and above complying with standard regulations. Work is carried out in consultation with the local conservation officer.

Renovating and restoring older buildings can be challenging because the focus is on preserving the building’s character and historic features, and there could well be unexpected hidden structural issues that come to light – anything from damp issues to subsidence.

With our local knowledge we’re familiar with all that it takes to navigate the complexities of preserving heritage buildings, and are always happy to help property owners who are as passionate as we are about rejuvenating old buildings, preserving their original character and structural integrity.

With the right permissions in place we can construct seamlessly integrated extensions on period properties, or make alterations that blend with the original architecture while meeting contemporary lifestyle needs.

THE LEGALITIES

WHAT YOU CAN ALTER OR ADD

Many of our clients who want to alter, extend or upgrade listed buildings find it rather confusing about what can and can’t be done with or without Listed Building Consent (LBC).

Basically LBC is needed from the Local Planning Authority for virtually any work that affects the character of a listed building, internally and externally. This includes:

  • Changes to windows, doors or roofing materials

  • Adding extensions or outbuildings

  • Alterations to facades

  • Changes to boundaries with walls, gates or railings

  • Removing or altering internal walls

  • Changes to staircases, fireplaces or period features

  • Replacing floorboards and internal doors

Your local council will not charge anything for a LBC application, but be aware that the process can take three months or longer. Any work carried out on a listed building without proper consent is a criminal offence that can result in prosecution and enforcement action requiring work to be undone.

We always advise our clients to consult with the local conservation officer before deciding to go ahead with any work no matter how minor, just to cover any doubts.
